Analytics: Market Tab Breakdown

With the new AIRCRE Research & Listings platform, you can now setup email notifications for new listings/done deals and have them sent to you either immediately, once a day, or on a weekly basis! Log in to the system at www.aircreresearch.com. If you do not have your password, you can simply click “Retrieve Password” on the right side of the page.

With AIR CRE Membership, you have access to an extensive data set of analytics provided by Moody’s CRE. By Selecting the Markets link at the top of the page, you will have access to a full set of Market Analytic data. The different sections are broken down as follows:

 

      • Overview
        • In the first section, “Overview”, you will see the Key Performance Indicators along with some trends and projections which are based on Moody’s economic teams baseline forecast and historical trends.
        • On this page, you can see the Asking Rate and Vacancy trends, different Scenarios of both historical and projection data for Asking Rents, Vacancy, and Inventory, Absorption trends, and finally Construction trends.
      • Performance
        • Under the performance tab, you can see the “Performance by Vintage” which breaks down each decade. This page will also include Rent distribution benchmarks, Asking rent distribution, and Vacancy distribution.
        • The Insight
          • The Insight section provides a full economic overview written by Moody’s Economists and Data Analysts. This is updated quarterly and is a great piece to use for your own marketing.
          • There is a blue button to the right that says “Download Insights”, which will let you quickly generate a PDF of the report to save to your computer.
        • Executive Briefing
          • The Executive Briefing is another quarterly report, but uses AI to analyze the data to create the more topic-based reports.
        • New Construction
          • The “New Construction” tab will show data regarding deliveries in the submarket, and at the end will show the top new construction projects.
        • Transactions
          • Under the Transactions tab, you will see Sale Trends in the area by volume, along with the 10 largest transactions and 10 most recent.
        • Demographics
          • The demographics tab will show some general information on employment growth, income growth, and population growth.
        • Climate Risk – This is data coming at a later time.
        • Submarkets – The final Submarket tab will show some basic comparisons of information spread across the local submarkets for the area like inventory, rent information, and vacancy details.

Please remember, most of the data is downloadable in in either PDF or XLS formats.
