President’s Perspective: Strengthening Connections and Developing Leaders in Q3 2026

Rusty Smith reflects on Q3 connections and community involvement, with updates on the Contracts app’s planned 2027 release and AIR CRE>Next’s growing leadership impact.
Participants gathered at California Surf Club in Redondo Beach for The SACK charity cornhole tournament on September 24, 2026, supporting local youth and veteran programs.

Q3 2026 brought opportunities to connect with colleagues, support our local communities, and see emerging professionals take on new leadership responsibilities. From the Golf Classic to a memorable charity tournament, our Members and staff demonstrated the value of relationships built through AIR CRE.

As we move through the final quarter of the year, I want to recognize those contributions and share the latest updates on our technology, Member feedback, and preparations for 2027.

AIR CRE Contracts: Preparing for a 2027 Release

The new AIR CRE Contracts application is in the final stage of development, with a planned release in 2027. This updates the timing shared in our previous President’s Perspective. We will keep Members informed as release plans are finalized.

Research & Listings: Member Feedback Makes a Difference

A recent improvement to the Moody’s-powered Research & Listings platform began with a conversation during an AIR CRE visit to DAUM’s Newport Beach office. Zack Homsy, a member of the AIR CRE>Next Class of 2025, pointed out that satellite view reverted to map view when users zoomed back out.

Our team brought the issue to Moody’s, which corrected it the following week. Satellite view now remains selected until the user chooses to return to map view. It is a practical improvement for brokers reviewing properties and their surroundings, and a good example of why we value direct feedback. Please continue sharing the issues you encounter and the improvements that would help your daily work.

AIR CRE>Next: From Participation to Leadership

Applications for the Class of 2027 are open through November 15, 2026. I encourage Members to identify promising newer brokers at their firms and help them explore the opportunity. View program details

We also plan to survey the Class of 2026 in the coming weeks. That feedback will help us understand which experiences participants found most useful and where we can improve future programming.

Joey Fabian, a member of the AIR CRE>Next Class of 2025 who works with the Washle/Kegans team at Newmark in Ontario, has been elected to the AIR CRE Board of Directors as an Associate Board Member.

Joey is the second AIR CRE>Next alumnus to serve in this capacity, following Adam Stout of Delphi Business Properties. Adam participated in the inaugural Class of 2022 and joined the Board in 2026. I am pleased to see alumni bringing their experience and perspectives into AIR CRE leadership. Their involvement gives newer brokers a meaningful example of how participation can lead to a larger role in the organization.

Q3 Events: Competition, Connection, and Community

The 42nd Annual AIR CRE Golf Classic on September 29 at Industry Hills Golf Club was a highlight of the quarter. For me, it remains “the best in the business, without a doubt.” Golf, lunch, cocktails, and dinner gave Members and industry partners time to reconnect while supporting the Jules B. Altemus Scholarship Fund.

Congratulations to this year’s first-place team: Justin Chiang, Kevin Ching, Evan Jurgensen, and Ian Grossman. Thank you to our Events Committee, sponsors, and participants for making this annual tradition possible. View event highlights and photos

On September 24, AIR CRE participated in The SACK charity cornhole tournament at California Surf Club in Redondo Beach. The event raised over $150,000 to support local youth and veteran programs through the Foundation for Learning, Athletics & Growth (FLAG). I am proud to serve on FLAG’s Board alongside fellow AIR CRE Board Members Adam Deierling and Rob Antrobius.

Congratulations to AIR CRE’s Michael Rhamy and Noah Correa, who brought home the championship with an undefeated 8–0 record! Fellow staff members David Gonzalez and Martin Vartanian also represented AIR CRE, making it a memorable afternoon of friendly competition and connecting with colleagues while giving back to our community. Thank you to everyone who participated, donated, and helped make the event a success. Learn more about The SACK

The quarter also included the July 23 Q2 Research Insights Town Hall, giving Members access to AIR CRE’s industrial market research. Watch the video and download reports

Q4 Opportunities and Preparing for 2027

Our October 22 Q3 Research Insights Town Hall has already taken place. Members can now watch Monique Ebel’s presentation and review the regional and submarket reports as they evaluate leasing, sales, and construction activity. Watch the video and download Q3 reports

In Closing

Thank you to our Members, Board, committees, sponsors, and staff for your continued involvement. I appreciate the time and effort you contribute to AIR CRE and the communities we serve.
